Pilot Wood is a truly stunning mixed woodland nestled within the South Downs National Park, on the outskirts of the historic town of Arundel.
Entering the woodland, you are immediately greeted by towering Scots pine, their open canopy allowing sunlight to pour onto the forest floor. A broad central ride draws you deeper into the wood, where a rich variety of native species unfolds. Sweet chestnut coppice is the dominant feature, complemented by birch, oak, holly, and the occasional yew. In the more open areas, the ground is carpeted with grasses and ferns, while foxgloves and bluebells create a colourful display in season.
The woodland is predominantly level, making it easy to explore and enjoy. Spacious rides, glades and open clearings provide excellent opportunities for woodland management, recreation, or establishing a woodland camp. Practical features include a useful storage shed, a composting toilet, and a caravan, all of which are included in the sale.
Despite its peaceful setting, Pilot Wood enjoys excellent access to local amenities. The popular White Swan pub is within walking distance, while the charming market town of Arundel, renowned for its historic castle, independent shops, restaurants, pubs and antique stores, is just a short distance away. The beautiful Sussex coastline can also be reached within a short drive.

Boundaries: The boundary is open on all sides and marked with blue paint on posts and trees. W borders neighbouring woodland. N and SW follow the access tracks and woodland beyond. SE follows Binsted Lane.
Access: There is excellent vehicle access via a hard track and shared locked gate. There is also a shared wood stacking area near the main entrance. Parking is possible within the woodland itself.
Covenant: There is a covenant on the wood designed to ensure the quiet and peaceful enjoyment of this and adjoining woodlands.
